We worked with Mike Cummings on a Listed Building Consent application to Manchester City council. Mike was sensitive to the cost and adaptive to the scope of the project and provided a custom offer of planning consultation; the required minimum effective dose. This is a rarity. Many other architectural practices were harder to communicate with, less flexible and more costly. Though excellent value, this was not a budget choice - Mike’s work was of the highest integrity and skill. Mike has been attentive, efficient and adaptive in his approach, meeting the demands of the project with his years of experience in planning and heritage regulation with aptitude. I would highly recommend choosing this friendly practice, and in particular Mike, whose work has been a huge accelerator to the success of our project. Thank you Mike.

My experience with Mike Cummings and his team was totally fantastic. He was not a guy to shy away from a challenging job. He got me a planning permission for my clinic in a conservation area where previous owners had failed. I would wholeheartedly recommend him. Great guy!

Mike - Id like to take the opportunity to thank you for all your hard work on the Old School House. Its been a tricky project to navigate, but you’ve handled it and the planning officer with great professionalism. Our original architect didn’t manage to achieve the same levels of design as what we have now and so I can only congratulate you on that. As the saying goes, buy cheap, buy twice! I look forward to securing full planning and working together throughout the course of the build.
